Parade of Homes Bismarck-Mandan
The Bismarck-Mandan Parade of Homes is a chance to tour homes built by local builders, compare layouts, and explore neighborhoods in person. Use this guide to plan a visit, ask better questions, and decide what you want in a future home.
The Bismarck-Mandan Home Builders Association organizes spring and fall Parade events. Its official Parade website is the place to check the current home list, tour details, and event updates before you go.
01 | Plan your visit
When Is the Next Bismarck-Mandan Parade of Homes?
The event organizer currently lists the 2027 Spring Parade of Homes for May 13–16 and the 2027 Fall Parade of Homes for September 23–26. Check the official Parade website for the latest details before making plans.
The home lineup changes from event to event. Once the current list is available, choose a few homes that match the locations, layouts, or builders you want to learn about. Leave time between stops so you can look closely and ask questions.
A practical way to plan your route
Start with the homes you most want to see, then group nearby stops together. Save the official home list on your phone and note any questions you want to ask at each property.
02 | Inside the homes
Look Past the Finishes
It is easy to notice paint colors, countertops, and furniture first. Spend some time on how the home works. Walk through the entry, kitchen, living areas, bedrooms, and storage spaces as if you lived there.
Consider where you would put everyday things. Would the garage and entry work for your routine? Is there enough room around the dining table? Do the windows, outdoor space, and bedroom locations suit the way you want to live?
Take notes immediately after each visit. After several homes, similar features can blur together. A short note about what worked and what did not will be more useful later than a collection of photos without context.
03 | Ask questions
Use the Tour to Meet Local Builders
A Parade home lets you see a builder’s work in person. Ask about the decisions behind the layout, which features are specific to the display home, and what the builder would change for a different lot or buyer.
Questions worth bringing along
- Which parts of this home can be customized?
- What features are included, and which were selected for this particular home?
- What information would you need to review a lot I am considering?
- How do you approach a sloped or unusually shaped homesite?
- What are the next steps if I want to discuss a similar home?
You can also explore our list of Bismarck-Mandan home builders as you research your options. We sell lots and help buyers connect with local builders; the builder you choose designs and constructs your home.

Explore the Community Around Each Home
Use the drive between Parade homes to get a feel for the surrounding area. Notice the approach to the neighborhood, nearby streets, and how different homes sit on their lots. The home and its setting both matter when you picture living there.
If a community catches your attention, look at it separately from the Parade home. A tour shows what a builder created on one property. Available lots, building requirements, and the features of another lot need their own review.
Our Bismarck-Mandan residential communities page is a place to compare locations after the tour. If Elk Ridge interests you, the planned Elk Ridge community guide will bring its additions together in one place once that page is published.

What the Parade Can Tell You About Building in Bismarck-Mandan
The Parade brings local builders and neighborhoods into one tour. That makes it useful even if you are not ready to buy a finished home. You can compare designs, talk with builders, and get clearer about what you want before choosing land.
If you hope to build in Bismarck or Mandan, ask how your preferred plan would work on a specific lot. Slope, access, utilities, and development documents can affect the design. A builder’s review of the actual property gives you a better starting point than assuming the Parade home could be repeated anywhere.
Our team can help you review the lots we list and find the available property information. You can choose the builder you want to work with; we do not build the homes ourselves.

Quick answers
Frequently Asked Questions
Where can I find the current Parade homes?
Use the Bismarck-Mandan Home Builders Association’s official Parade website for the current lineup and visitor information. Our older posts are an archive of past events.
Do I need to be ready to buy a home to attend?
No. The tour can help you compare layouts, learn about builders, and decide what matters to you. Bring questions even if your plans are still taking shape.
Does your team build the Parade homes?
No. Local builders build the homes. We work with residential lots and communities and can help you explore land for a future build.
Can I use my own builder on a lot you list?
Our residential lots page says buyers are not required to use a preferred builder. Review the requirements for the particular lot with the builder you choose.
